The Commando Operation

The story begins within the R&D department of CDB, a French space planning firm with two decades of operational know-how. There, an unusual commando team came together — a mathematician, an architect, an engineer, and a sociologist — brought together by a single, founding challenge: generating a complete, realistic, and compliant fit-out plan in five seconds. Not a sketch. Not an approximation. A precise, buildable plan — no matter how complex the asset.

Why Five Seconds?

Because that's how long a user is willing to wait at each iteration. A decision-maker can immediately test, refine, and compare scenarios, rather than waiting days for a single imperfect proposal. A few seconds that transform space planning: from a deliverable, it becomes a conversation.

2021 — Waitack Takes Shape

In 2021, the company Waitack was created, driven by the complementary expertise of its co-founders:

  • Michel Ciucci and Rémi Mangin — both founders of CDB. They shaped the profession of space planning in France.
  • Christophe Costantini — a seasoned programmer whose mastery of architectural programming methodology shaped the platform's design intelligence.
  • Cyril Hadji-Thomas — has led companies focused on software and artificial intelligence for 25 years; an engineer, a graduate of Centrale Paris and AgroParisTech, he specializes in applied mathematics and artificial intelligence.

Around them, a multidisciplinary team of mathematicians, BIM engineers, architects, and sociologists transformed years of field expertise into algorithms — encoding decades of space planning intuition into a platform capable of reasoning about buildings the way the best practitioners do, at the speed of the machine.

2024 — Opening the Platform on Subscription

After several years of intensive R&D, 2024 marked a turning point: we opened the platform to direct use by end users, transforming Waitack from an internal accelerator into a platform serving the entire market.

Above All: A Decision-Support Platform

We deliberately built Waitack as a decision-support platform — not as a simple design tool. Because we are convinced that today's real estate challenges can no longer be addressed in silos. Complexity must be mastered simultaneously across four dimensions:

  • Environmental — meeting sustainability commitments with measurable rigor.
  • Operational — aligning buildings with the realities of their uses.
