Yes, During the design phase we can try different option of design, grid size, depth, or other features of the building and compare the impact on its efficiency.
When we do the building analysis we check everything related to security, the number of people allowed on each compartment or floor, restrooms, ventilation etc.
The more information we have on the building the more thorough are the security check.
Do you need the MEP (Mechanical, Electrical, Plumbing) information on top of the basic floor plans ?
We can do without them, but they will definitely help us optimize the floor analysis. They have a huge impact on circulations and modularity.
The scoring is based on use factors that vary depending on the shape and properties of the building. These factors and ratios measure the efficiency of each part of the building. The efficiency of a building is related to the potential lost space and flexibility according to different types of layouts (closed, open, collaborative, informal, support). These results are compared with a reference scorecard which is the outcome of more than 20 years of experience in Space Planning.
A program is composed of the tenant’s Org Chart, the number of employees and the need for typical spaces for each teams, such as offices, open spaces, meeting rooms, cafetaria, storage rooms and so on.
When we start, some client have very detailed requirements with very specific needs and constraints. Other just have the number of people and an idea of the type of office they want (More collaborative, closed, opened…)
The software lets us create different scenarios based on the information we have, and then going deeper and deeper into the details of the requirements.
Yes. We have a catalog of 100 typical modules that most of the project require but we can add to this space modules specific to a client, a project or the Design firm.
Yes, the result of the feasibility study is always check both the fact that the program fits and if the number of people is compatible with the legal constraints.
Of course this means that we should get this informations as soon as possible when we are doing the building analysis.
When you apply a flex ratio (0.8 for example), the system will tell you if a program fits both in size and number of people allowed in the building and if it will be ok if everyone comes the same day (for a town hall meeting for example).
When creating a feasibility study, the user will select the floors and compartment included in the lease and check only for those spaces. This means that you can compare the feasibility and efficiency for different floors in the same building or different part of the building. Sometimes, depending on the requirements of the futur tenant, some parts or floors may be much more efficient than others.
You need to select a part of the building (floors, compartments, the whole building) and a program. A minimum program is just the current number of people, the future number of people, the flex ratio to apply and the type of space to use (Bench in an open space, closed office…).
The system will come up with a zoning. You can save it and modify your scenario to make it more detailed or realistic depending on the results of the zoning.
From the Building constraints, to the specific request such as proximity between teams or the fact that the executive office has to be on the top floors with the beautiful terrace, the zoning calculates thousands of potential layouts in order to comply with the most constraints and requirements.
From our experience, decision making is easier when one can focus on the decision to take. This is why we prefer displaying stacking and macro zonings (colored floor plans) instead of detailed layouts.
The algorithm calculates the position of every module in every zone. We can display a Stacking, a Macrozoning or a microzoning (colored zones + number of seats represented as small bubbles).
Eventually, we’ll be able to display a standard layout with the furniture but we do not believe it’s relevant except for exporting to revit or autocad when a decision has been made.
We don’t give results in 3D but we can export our analysis to CAD systems such as AutocadTM or RevitTM. Workplace Empowerment is a Decision Making software, not a 3D design solution, but Designers and Architects can take over the layout based on the selected scenarios.
